Searching for the perfect homes and land is a rigorous process that requires time and patience. There is a significant increase in real estate investment in Abuja, and sometimes buyers may not really make the right choice when it comes to you picking property’s based on what you consider by it physical appearance or location, only to realize that the home or land location doesn’t suit your daily activities and functions.

Abuja is the Federal Capital Territory (F.C.T) of Nigeria, created in the year 1976. The population is increasing rapidly with a lot of people migrating and investing in properties; regardless, you must choose the right property to avoid poor project and money losses. There is a better home and land for everyone based on budget which could be long or short term payment budget, and choosing the right property is what you as a buyer, or intending property buyer are pleased with is the main objective of every buyer.

So, What are the simple guide for buying properties in Abuja:

1. Location

Location play important factors when buying properties. That doesn’t mean if it is not closer to major roads such Property doesn’t worth buying. The right location is directly related to proximity and that is what a buyer want. It is the most important factor you must consider when choosing a property for yourself or as an agent dealing with clients. The proximity to your workplace, the kids’ school, friends, and family. You look into, these aspects. Are my family person, a bachelor, a single lady, and my personality. These are all factors that determine property satisfaction for buying. It would be best to consider these factors when buying property.

You must have in mind areas with excellent options for a family, as when looking at residential homes/lands with basic commercial needs, such as schools, places of worship, markets, recreational areas, joints,   and good road networks, respectively.

Garki, Wuse, Kwuba and Jabi are also good areas for clients who want a mix of commercial and residential activities. There are also nice estates in Lifecamp, Gwarinpa, Lokogoma, and Apo. Suitable with clients that like serene and quiet environments.

 2. Price

When buying property your primary focus should be the price. Most times it is advisable to buy from Real Estate companies except you want single lands not inside a real estate. 4. Is it for business?—-choose properties near busy areas. For example, Gwarinpa, Wuse, and Apo are areas with nearly all amenities, populated with both residential and commercial parts.

5. Is it for investment?—-choose properties that will appreciate over time. For example Asokoro, Central Business District Area 11, Jahi, Apo. Asokoro and Jahi are high-value locations with costly real estate. Apo is a developing location but with lots of government development taking place, indicating the future rise in prices.

6. Is it for luxury homes?—choose it in a high-end neighborhood. For example, Maitama, Asokoro, and Lifecamp. These are high-end neighborhoods with luxurious homes.

On a budget? —-Choose affordable homes. For example, Lokogoma, Jahi, Apo, Lugbe, and Dawaki. They are affordable locations perfect for clients on a budget.

4.  Purchase (Earmarked Property)

In F.C.T Abuja, the government has earmarked most of these landed properties, if not almost all, available lands. This means there is a master plan for most locations. Earmarked lands always have a specific type of structure you are allowed to build on it, depending on the area.

Before the payment of a property as a buyer, always check for this; if it is earmarked? Be sure to follow the government planned design. Going against this could lead to investment losses. Most individuals and some small real estate business owners had been a victim going against this.

If you build a residential house on a commercial land, be rest assured the government may come for you in the future to rip of your hard earn money by demolition. It is better to be informed than to cry sorry for not doing due diligence before you buy a property.

5. Value

The value of properties must be kept in sight when choosing the right property as a buyer. Are there signs of the property depreciating in years to come, or will it appreciate in a short time period or a long time period?

Properties in locations like Apo have been evaluated to appreciate in years to come because the government has earmarked lots of places for development and infrastructure.

This is a good location for buyers that want properties in places that will appreciate/increase. High-valued properties such as those in locations such as Maitama, Asokoro, and Lifecamp are good locations if you can afford them. Lands that are prone to floods, bad roads, etc. should be avoided, and properties shouldn’t be bought in those places.

6. Security

Security is a much important factor to consider when choosing the right property for yourself and family. Properties located in areas known for unrest should not be considered and bought for any reasons. Properties pitched should be located in good neighborhoods with good security and no disturbance. There are several areas with good security in Abuja, such as Asokoro, Maitama, Jabi, etc. Abuja is generally a peaceful state.
